Stain over a damp or dirty board is stain that lifts. The unglamorous half of this service is the wash and the wait.
Solid, semi-transparent or clear
These are three different products with three different lifespans and three different failure modes. Solid hides grain and lasts longest but shows wear as flaking. Semi-transparent shows the wood and fades rather than peels. Clear looks best on new wood and needs the most frequent attention.
The right one depends on the age and condition of your boards, not on a preference, and you will get that recommendation straight rather than as an upsell.

You review the quote with us: the scope, materials, pricing, options and anything that may be different from another bid, so you know exactly what you are comparing. A signature and a deposit put the work on the calendar. If something is found once a wall or the ground is open, it is priced and agreed before it is built rather than appearing at the end.
